Our Project Management 'Hogar Creativo 'is the solution for all your modification needs. "Hogar Creativo' stands for creativity and a 'feel at home'. LEGISLATION

We started our business at the end of 2004 and from the onset we have been focusing on construction and renovation work. Both of us have a background in construction (Patricia as an architect; Geert as an all-round constructor and decorator), so this was an obvious choice.
A change to Spanish legislation was an unfortunate setback: already at the beginning of 2003 the Junta de Andalucía (the Andalusian Regional Government) announced a building prohibition in the campo. The campo is what we tend to call the countryside; the official term is 'terreno rústico': land outside the village centers, in the mountains.
For years, plenty of villas had been built on agricultural land. Municipalities issued their own construction licenses without applying for the approval of the Junta de Andalucía. Result: lots of illegal houses. Nowadays, more and more houses are being legalized, but many still remain illegal due to lack of political courage and decisiveness.
In short: new constructions are no longer allowed in the 'campo', nor are extensions, including concrete pools. It is therefore important to buy a house that is spacious enough and already has a swimming pool. What is still allowed -though limited- is constructing or renovating a property on urban land.

IN PRACTICE

You are still allowed to do conversions, but only within the existing footprint of the house. Most villas have been built using a skeletal structure, which means that it is quite easy to remove walls and rearrange rooms.
Popular conversions include:

-Creating 'open rooms' (kitchen lounge)
-Bathroom renovations
-Kitchen installations (modern or rustic)
-Construction and restoration of terraces
-Installing wooden carports and pergolas
-Retrofit swimming pool installations
-Converting villas to B&B's
-Outdoor kitchen installations

WORKING PROCEDURE

We always work with the same Spanish contractor, who can count on a solid reputation in the area. Years of experience have led us to make a detailed offer for each project. That way you don't just get a total price (as is usual in Spain), but a very detailed overview of all expenses. Together with you, the owner, we have a closer look at the offer and may add or remove items. After signing the offer and a first down payment, we will start the work.
Depending on the complexity of the project, we do weekly or even more frequent site visits.
This enables us to make a photo report of the progress and every week you will receive a status update by email. This way, the customer has a clear view and total control over the project. After completion of every single stage of the project, we check the work over and subsequently ask for the next down payment. Total control over the works, combined with total financial control make sure that everything goes to plan.
